Home Inspections

You are wanting to buy a house, and you believe you found the right one.  Congratulations! 

However before you sign on that last dotted line you need to know what exactly you are buying.  Questions about the condition of the house and what, if any, repairs are needed.  Is it safe?  Is there a serious flaw?  Should you expect to address a major repair?  You need facts!

Facts and thoughtful opinions are what I provide as your Inspector.  My name is Joe Pruitt.  I am a Washington state licensed Home Inspector since 2013, Structural Pest Inspector, and listed as a Certified Master Inspector.

What happens during a inspect by Joe Pruitt:  (Included, but not limited to:)     

I check the grounds.  The slope, if there is one, and general drainage.  Walks, driveways, decks, patios, and fences are also evaluated. 

A close look at the siding, brickwork, trim, fascia, soffits, and other exterior items of the home.

I examine the roof.  Either by getting on it, or in some case to avoid damaging the roof (As in the case of metal roofs) I use a pole mounted camera that extends up to 25 feet.  When doing so I check the wear, age, vents, chimney, skylights, and gutters.

I enter and check the crawl spaces.  Under the house, and in the attic. (If I can safely get in it, I do!)  I look for structural issues, WDO problems, water intrusion.

I check the systems of the home:  The heating and cooling systems, the electrical system, the plumbing system, windows, doors, and more. 

Walls, floors, ceilings, window sills, cabinets, locks, etc. are examined.

I check the kitchen appliances.  The stove, dishwasher, refrigerator, and vent hood.

If there is one, I check the garage.  The overhead door, the safety feature of the closer, the concrete floor, the walls and ceiling for fume intrusion into home.

I inspect every home for WDOs (Wood Destroying Organisms).  I have a SPI license that allows me to inspect, report, and speak about Insect or mold evidence and damage.

I invite you to accompany me as I look these over, answering your questions along the way.  I explain what I see without lessoning nor exaggerating the facts.  In the end you will have a clear understanding about your new home, delivered to you both verbally and in a written photo filled concise report.
